We completed the Loudon Arms Boiler replacement last fall. We have just about completed our first full heating season with the new high efficiency boilers in place.

I wanted to get out some data to give you an idea as to how we are doing. I have not adjusted out YTD results for heating degree days but I believe we had more heating degree days in 2010 than we did in 2009 which would yield even more dramatic results than what we are seeing here.

Our total investment was $286,803.

Less the National Grid Rebate we received ($81,824).

Net $ invested $204,979.

We saved 17% usage property-wide compared to the same period last year (remember boiler 17 was not replaced and this plant drags down the curve).

Our 12 month total gas expense was ($72,314) less than the 12 months prior.

This represents a 36% return on the Net Investment.
